The 1031 Exchange, a term which refers to Section 1031 of the Internal Revenue Code, allows real estate investors to defer capital gains tax when selling one piece of real estate and reinvesting in another.  In order to complete an 1031 exchange the proceeds from the property you sold are held by Land Title Exchange, your Qualified Intermediary, until you purchase a replacement property.
